guarantee of integrity, honesty & fairness. All appraisals are performed in
strict compliance to USPAP, FNMA, FRMA, NAMA, NARAS. Appraisal types are listed
below.
URAR
Uniform Residential Report
( FNMA 1004 )
Interior
/ exterior review of the property. Photos of the front, back & street.
Sketch showing room layout &
functional utility Comparable data from a local source such as MLS or Realtors.
Photos of all comparables used in report. If the SFR is a rental, we provide the
appropriate forms ( upon request ) 216 &1007
FHA -
VA /
URAR
Same
as above but with all HUD / FHA and VA additional guidelines & documents Inspection
of all items listed in the HUD manual ( We are not Home Inspectors )
If
compliance items are required we perform a Compliance Inspection to see that all
repairs are completed
LIMITED
( FNMA 2055 )
Drive-bys
are limited scope appraisal reports which are either with an interior inspection
or an exterior inspection.

This
reports just the land or site. It is used
for proposed construction, manufactured housing loans, purchase of vacant land,
etc..

REVIEWS
( FNMA 2006 & FNMA 2000 )
There
are two types of appraisal reviews:
The
desk review ( 2006 ), which is performed in the office ( at the desk )
and is a review of the data & basic fundamentals used in the report as well
as verifying the sales data and compliance with USPAP & FNMA guidelines.
The
field review ( 2000 ), which is the same as the desk with the addition of
performing a visual inspection of the subject & all comparables used in the
report. Photos are attached to a field review along with any discrepancies about
the subject or comparables
